The City of Bessemer Subdivision Regulations apply to all recorded plats; however, the record plat does not take precedence over deed covenants, restrictions, or other zoning ordinance requirements. The City of Bessemer enforces subdivision and zoning regulations; however, deed covenants and local restrictions may be more restrictive (i.e., local homeowners association).
